If your property is under our management, you can use the Smart Pad website to access various documents and statements. Here’s how that works.
Today I want to show you what kind of reporting you will receive when you have property that’s being managed by Smart Pad. Since seeing something is better than simply talking about it, follow along in the video above to understand what I mean more clearly.
If you have a property that’s being managed by us, go to the website www.smartpadmanagement.com and click on the “Owners” tab. Once you click on the “Owners” portal, it will open up the “Landlords” portal.
In here, if you have one or multiple properties, you’ll find all of the necessary documents for reporting purposes such as taxes, cash flow statements, and more.
The first page is the statement page. You’ll receive a statement between the 7th and the 10th of each month. After we process the rent payments, it will show on the statement how much money came in, how much went out, and how much is left. If there are any bills, those will also be attached. To see an example of an owner packet, refer to 1:20 in the video above.
You can receive other kinds of reports through Smart Pad, as well. At the end of the year, you’ll receive all the necessary documents for filing your taxes. This can be found under the “Documents” tab. You’ll get an income statement, a cash flow statement, as well as a 1099 document—you won’t need an accountant to draft that up for you. We’ll do it for you to make your life a little easier. In that same “Documents” section, you’ll also find a copy of the tenant’s lease and your property management agreement.
Additionally, you can also make contributions in your “Owner” portal. If you’re working on a project and need new appliances or similar, you can send us the funds through the portal.
